My property deals must cash-flow, they MUST cash-flow I hear everyone cry, I want huge cash flows on my property.
Well the cheaper terrace properties in Hartlepool may cash-flow a lot but let’s look at this example. Property makes £150 pm, £1,800 pa or in 20 years you make £36,000 in the rents, but do you?
Out of the £1,800 pa minus buildings insurance £120, 2 weeks void £200, £150 repairs, so net £1,330pa 20 years £26,600.
Why I made a lot of money quickly was thinking and doing things in a different way. Alternative thinking. Property £100,000 discounted to £75,000 sell in a couple of years 2 years net rent £2,660 (covers selling costs) plus £25,000 (with no growth) so I’ve made 20 years rental income in 24 months.
With that money go shopping , and with the rest buy 3-4 more properties total value say £400,000 equity £100,000 & giving say £500 + pm. Get my point? Follow the money look at your portfolio & see how you can accelerate your income.

Always copy someone successful, just follow the money, certainly not this guy!

Simple they only buy in their area! They miss 99% of the best deals. It`s like going into Barclays bank for a mortgage, they only sell you their products you miss 99% of the deals.
